Homes
Design + Build

This project was conceived and delivered as a fully integrated design+build effort, allowing architecture, construction, and site development to evolve together from the earliest decisions through completion. The goal was to create a modern hillside residence that feels both precise and relaxed, while responding carefully to its landscape, privacy constraints, and long-term durability.

The massing is intentionally restrained and geometric, composed as a series of clean volumes rather than a single monolithic form. This approach allowed the home to sit comfortably within its setting, minimizing visual impact from the street while opening generously toward the private rear yard. Large openings are oriented inward to the landscape and pool, creating a strong indoor outdoor relationship while maintaining privacy from neighboring properties. The architecture is quiet and deliberate, relying on proportion, shadow, and material continuity rather than ornament.

As a design+build project, site planning and building design were developed together. Grading, retaining walls, and outdoor spaces were coordinated early, allowing the exterior landscape to feel intentional rather than residual. The pool, patios, and lawn are organized as extensions of the interior living spaces, creating a continuous sequence of use rather than isolated zones. Hardscape elements are aligned with architectural geometry, reinforcing clarity and flow across the site.

Material selection focused on longevity, low maintenance, and a calm visual presence. Exterior finishes were chosen to weather evenly and reduce long-term upkeep, while also providing a subtle contrast against the surrounding greenery. Deep window reveals and covered outdoor areas create shade and depth, helping the building respond to sun exposure and climate without relying solely on mechanical solutions.

The design+build delivery allowed for constant feedback between drawing and construction. Details were refined in real time, balancing design intent with constructability, budget, and schedule. This collaboration reduced friction, limited change orders, and allowed the project to move efficiently from concept to completion. Decisions about structure, waterproofing, exterior assemblies, and landscape integration were informed by both architectural goals and hands-on building experience.

The result is a home that feels cohesive across scales, from the way it meets the street to the way daily life unfolds around the pool and garden. It reflects a process where design and construction are not separated into phases, but treated as a single, continuous act of making. This project demonstrates how a design+build approach can produce architecture that is thoughtful, durable, and deeply connected to its site, while remaining efficient and disciplined throughout execution.
