This project was a design build renovation of a Spanish Mediterranean home located within a Historic Preservation Overlay Zone, where every intervention needed to respect the original character while meaningfully improving how the house functions day to day. The scope focused on the kitchen, dining, and family room, spaces that had become closed off over time and no longer reflected how the homeowners lived.
The interior layout was carefully reworked to improve flow and sightlines while preserving key architectural elements. The kitchen was redesigned as a central gathering space, anchored by a large island and framed by simple, durable finishes that feel contemporary but remain consistent with the home’s historic context. New openings and proportions were tuned to bring in more natural light without altering the exterior expression.
Outside, the pool patio and barbecue area were redesigned as extensions of the interior living spaces. Hardscape, planting, and circulation were adjusted to create a more usable and cohesive outdoor environment, supporting everyday use as well as larger gatherings. As a design build project, close coordination allowed us to balance preservation requirements, construction realities, and budget while delivering a renovation that feels integrated, restrained, and true to the house.
